Sealed or unsealed? Why the floor finish decides the clean

The same scrubber and the same chemical will restore one warehouse floor and permanently damage another. How to tell which you have.

Warehouse floors get treated as one category, and they are not. Bare concrete, sealed concrete, polished concrete and epoxy behave completely differently under a machine, and the wrong combination of pad and chemical does damage that cannot be cleaned back out.

The commonest and most expensive mistake in industrial floor care is using an aggressive alkaline degreaser and a coarse pad on a coated floor. It works beautifully once. What it has actually done is strip the coating unevenly, and the fix is recoating the whole floor.

How to tell what you have

You can usually work it out in two minutes without any equipment.

  • The water test. Put a small puddle of water on the floor in an out-of-the-way spot and wait a minute. If it soaks in and leaves a dark patch, the floor is unsealed or the seal has worn through. If it beads or simply sits there, something is on top of the concrete.
  • Look at the sheen at a low angle. Crouch down and look across the floor towards a light. Bare concrete is flat and matte. Sealed concrete has a faint even sheen. Polished concrete looks like stone with visible aggregate and a deep reflection. Epoxy looks like paint and usually has a visible edge or lap line somewhere.
  • Check the edges and under the racking. Areas that never get traffic show the original finish. If the middle of the aisle is matte and the area under the racking is glossy, you have a sealed floor with the seal worn off the traffic lanes.
  • Look for aggregate. If you can see stones in the surface, the floor has been ground. That means polished or honed concrete, which needs its own approach.
  • Ask the landlord. Obvious, but on a leased site the make-good clause may specify the finish, and someone will have the original specification.

Bare and unsealed concrete

Porous, absorbent and unforgiving. Oil, hydraulic fluid and tyre rubber soak in rather than sitting on top, which is why an unsealed floor develops permanent shadowing along forklift routes.

Cleaning it is mechanical work: a scrubber with a firm pad or brush, an appropriate degreaser, and dwell time so the chemical can lift what has soaked in. Expect improvement rather than restoration on old staining - a stain that has been absorbing for five years is part of the slab now.

The genuinely useful intervention on an unsealed floor is to seal it. It costs money once and then reduces every subsequent clean, because contamination stops penetrating. Anywhere with forklift traffic, this pays for itself.

Sealed and coated floors

A sealer is a sacrificial layer. It is meant to wear instead of the concrete, which means it wears - and the maintenance regime is about protecting it, not cleaning through it.

  • Use neutral pH cleaners for routine work. High-alkaline degreasers are for spot treatment of oil, not for the whole floor.
  • Use the softest pad that does the job. Red and white pads clean. Black and brown pads strip. If somebody is using a stripping pad weekly, the seal has a short future.
  • Grit is the real enemy. Sand and debris under a pad turn the machine into a sander. Sweeping properly before scrubbing extends the life of a seal more than any chemical choice.
  • Watch the traffic lanes. The seal always goes there first. Once it wears through, contamination reaches the concrete underneath and you get the shadowing described above, in stripes.

Polished concrete

Mechanically ground and densified rather than coated. It is hard-wearing and looks excellent, and it is unusually easy to dull with the wrong chemical.

Polished concrete wants neutral pH and nothing else. Acidic cleaners etch it, alkaline cleaners break down the densifier over time, and both leave a floor that has lost its reflection and cannot be brought back without regrinding. Routine care is dust control and neutral-pH scrubbing, with periodic burnishing to restore gloss.

Epoxy and resin coatings

Common in food production, workshops and anywhere requiring a washable, chemical-resistant surface. Hard, non-porous, and vulnerable in two specific ways.

  • Solvents. Some solvents soften epoxy. Check the coating manufacturer's guidance before anything aggressive goes on it.
  • Delamination at damage points. Once a chip or a crack lets moisture underneath, the coating lifts around it and the failure spreads. Small chips are worth patching early - they do not stay small.
  • Slip resistance. Coated floors are slippery when wet and often have an anti-slip aggregate broadcast into them. Aggressive pads wear the aggregate off the traffic lanes, which turns a cleaning decision into a safety one.

The mistakes that cost the most

  • Stripping-strength chemical used as a routine cleaner on a sealed floor
  • Scrubbing before sweeping, so grit does the cutting
  • Acidic cleaner on polished concrete
  • Sealing over a contaminated or damp slab, so the seal never bonds and lifts within months
  • Recoating traffic lanes only, which leaves a permanent visible line between old and new
  • Ignoring chips in an epoxy floor until the coating is lifting in sheets

When to reseal

The signal is the water test failing in the traffic lanes while the protected areas still bead. At that point the seal has worn through where it matters, and resealing is cheaper than dealing with absorbed contamination later.

Time it around a shutdown if you can - resealing needs the area clear, dry and out of service for the cure period, and trying to do it in operational gaps produces lap lines. How do I know if my warehouse floor is sealed?

Can you remove old oil stains from warehouse concrete?

On sealed concrete, usually yes, because the oil sat on the coating rather than in the slab. On unsealed concrete, expect significant improvement rather than removal - oil that has been absorbing into a porous slab for years has penetrated well below the surface. Degreasing with adequate dwell time lifts a good proportion of it, and sealing afterwards stops the problem recurring.

Is polished concrete harder to maintain than sealed concrete?

Not harder, but less forgiving of chemical mistakes. Routine maintenance is simpler - dust control and neutral-pH scrubbing, with periodic burnishing. The catch is that acidic or strongly alkaline cleaners damage the surface in ways that cannot be cleaned out, only reground. If your site uses one general-purpose chemical for everything, polished concrete is the floor most likely to suffer for it.
