The floor stopped improving
A contractor doing the same pass every week on a floor that needs restoration will never catch up. The fix is usually a one-off recovery followed by a maintenance cycle, not more frequency.
Cleaning a distribution centre is a different trade to cleaning an office. It runs on machines, access windows and site inductions — not a mop and a roster.
Melbourne's west holds some of the largest distribution floorplates in the country. The estates running through Truganina, Derrimut, Laverton North and Altona North are built around big-box logistics: 10,000m² and up, high racking, dock doors open most of the day, and forklift traffic that never really stops.
That scale changes the job. A floor that size cannot be mopped — it needs ride-on scrubbing, and the machine has to be sized to fit your racking aisles. Dust does not settle politely at ground level either; it collects on beams, sprinkler pipes and high-bay lights, and comes down on your stock every time the roller doors open.
The other half of the job is logistics rather than cleaning. Your site has an induction, a traffic management plan, and windows when the floor is clear enough to work on. A cleaner who ignores those either gets sent home or slows your despatch. We plan around them before the first visit.
Ride-on and walk-behind scrubbers sized to your aisles, run in a pattern that covers traffic lanes and racking runs without blocking pick paths. Concrete that has absorbed oil or rubber needs more than a scrub pass — it needs the right chemistry, and sometimes high-pressure treatment first. We will tell you at the walk-through whether a floor can be recovered or whether sealing is the better spend.
The dock apron is where pallet wrap, dust, tyre marks and spilled product concentrate, and it is the first thing a visiting client sees. High-pressure cleaning of aprons, levellers and external hardstand makes the most visible difference on an industrial site, and stops that grime being tracked inside.
Beams, purlins, sprinkler lines, cable trays and high-bay fittings. Left alone this becomes a contamination risk over food and packaging lines, and a genuine fire-load issue. Periodic high-level cleaning is booked as a project rather than part of the nightly round.
Aisle floors, upright bases and pallet locations cleaned without disturbing your stock or your pick faces. Anything that has to be moved is agreed with your supervisor first, never on our own initiative.
Lunchrooms, washrooms, locker areas and the front-of-house office. These are usually what an auditor or a visiting customer actually judges you on, and they are the easiest part of a warehouse contract to let slide.
Early starts before the first shift, changeover windows, or Saturdays when the site runs light. We work Monday to Saturday, 8am to 6pm, and build the schedule around your despatch pattern rather than dropping a fixed slot on you.

If cleaning is scheduled against your operation rather than around it, someone will eventually tell the cleaners to stop. Scheduling is a planning problem, not a cleaning problem.
Nightly rounds rarely include anything above head height. Dust builds for years until it becomes an audit finding or an insurance question.
Site inductions and safe work around forklifts only pay off if the same people come back. We keep crews consistent and re-induct properly when they cannot be.
By working in the gaps your operation already has. On most sites that means the main floor is scrubbed at a shift changeover or on a Saturday, while dock and office areas are done in the quieter part of the day. Ride-on scrubbers cover large floors far faster than manual work, so a 10,000m² floor is a single-shift job rather than a multi-day disruption.
Yes. Crews complete your induction before they start, work to your traffic management plan, and wear whatever PPE your site requires. If you need a contractor induction, SWMS or certificates of currency before the first visit, we provide them as part of onboarding rather than on the day.
Yes, to the standard your audit requires. Food-grade areas are cleaned in full PPE with colour-coded equipment to prevent cross-contamination, and we can work to your documented cleaning schedule so it lines up with a HACCP or retailer audit.
Anything from a single-tenancy unit in an industrial estate up to large distribution floorplates. The equipment changes with the size — walk-behind scrubbers for smaller units, ride-ons above roughly 3,000m² — which is one of the things settled at the walk-through.
Yes. Scrubbers, high-pressure units, consumables and chemicals are ours unless you would rather we used a product already approved for your site, which is common in food and pharmaceutical facilities.
We clean warehouses across Melbourne's western and northern industrial belts — Truganina, Derrimut, Laverton North, Altona North, Brooklyn, Tottenham, Ravenhall, Deer Park, Tullamarine and Campbellfield among them.
Tell us the size and the hours that suit. We walk through, then give you a clear price with nothing hidden — and we call back within 2 hours.
